Today you'll find out how you can easily track the performance of your investments and see the actual internal rate of return on your money - so you don’t have to rely on the return percentages you see when logging in to your accounts, as those can differ quite a bit from your own calculations. One reason for that, is that they don’t take potential cash drag into account, meaning money that is sitting in your account waiting to be invested.

But if you’re anything like me, chances are you want to know the actual returns you’re getting on your investment, to identify the peer to peer lending platforms that are really worth your time and money.

To do that, I’ve been using a free open-source software called Portfolio Performance, which is available for all operating systems. Don’t be surprised by the German website, the software is in English once you download it and I added a separate Google translate link as well.

Once you’re done downloading and installing Portfolio Performance, here is what you need to do to set it up.

- Set up the Portfolio
- Add accounts
- Add your deposits and withdrawals with their respective dates
- Now the easiest way to track, in my opinion, is to set a specific time each month where you compare your current balance on a platform to the month before and add the difference as interest. This shouldn’t take more than a couple of minutes of your time.
If you have very little time that day, you can also quickly login to your accounts, take a screenshot and add the numbers later.
- Now, if you have existing accounts, which is likely the case for most of you - of course it’s going to take you a little while to set up everything. But it’s still going to be way less effort than using let’s say Excel to track everything.
- For the exact dates of your deposits and withdrawals, you can either get that information by doing a platform search within your own e-mails or get the information on the platforms themselves, together with the payments you received.
- Mintos: choose a month, add up interest etc. (also on buyback, bonuses, late fees as interest) and add deposits/withdrawals on their date (click to see).
- Envestio: click on statistics, enter the dates and download an income statement for each month
It's up to you if you also add interest and bonuses you received as interest, I do.
- Iuvo Group: same here, click on account statement, enter date and add everything
- Grupeer: overview - income statement for each month + search for deposits and withdrawals in your e-mails

After setting everything up successfully, you'll be able to easily calculate the internal rate of return of your investments in Portfolio Performance.
In addition, the free software offers a lot of nice features like a graph and overview of all your investments, where you can see your percentage allocation to each p2p platform, shows you your earnings per month, quarter, year, your progression etc...
