Providing a broker with the following parameters will make the process more efficient:
-Desired layout and square footage (remember about loss factor if you are in New York City
-Lease term
-Target geography
-Budget
-Use (be sure to describe any use that generates substantial traffic)
-Building amenities and whether you require "A", "B" or "C" building
-Required hours of access and whether or not lobby should be attended.
Not providing the above information will increase the likely hood that the search will be a moving target and extend over a longer time.
Keep in mind that you may not make a deal on the first space you negotiate on and that can lead to a prolonged search as you may need to start all over again.
