How Long Should it Take to Find a New Office Space? How much time time should you allocate to your search for a new office space? Can you reasonably expect your broker to find the right space on the first tour of potential space? Will you need to attend several property tours to view 10, 20 or 50 spaces space before making a deal for the right location for your business?

Providing a broker with the following parameters will make the process more efficient:

-Desired layout and square footage (remember about loss factor if you are in New York City
-Lease term
-Target geography
-Budget
-Use (be sure to describe any use that generates substantial traffic)
-Building amenities and whether you require "A", "B" or "C" building
-Required hours of access and whether or not lobby should be attended.

Not providing the above information will increase the likely hood that the search will be a moving target and extend over a longer time.

Keep in mind that you may not make a deal on the first space you negotiate on and that can lead to a prolonged search as you may need to start all over again.
