1). Too Many Homes For Sale in the One Community
Multiple Homes For Sale in one Community at the same time is a Big Red Flag. This might indicate that, there is some bigger issue taking place in this community. This could be for a multitude of reasons, so it is very difficult to speculate here. You will need to go and do your research, talk to neighbors or if you know someone who lives in the community; I suggest you go and talk to them about your concerns & do some investigations as to what is taking place in that community. This is definitely a Red Flag, you should not take very lightly.
2). High Crime Rate in the Community.
This is undoubtedly a Big Red Flag. This may affect your safety and the safety of your family. Always keep your safety as priority #1. Also, always keep re-sale value in mind. Please do your research & have a good understanding of the area before you make your purchase. This information will be very handy in the future, should you decide to purchase.
3). Buying a House Close to an Industrial Zone (Major Industrial Complex) or Manufacturing Zone.
Think Health Risk, Noise Pollution, Contamination, etc. This may have a negative impact on your homes re-sale value also and this should always be kept in your consideration when purchasing; even if you would like this to be your "Forever Home"! Be Wise!
4). Poor Home Maintenance is Prevalent in the Community.
Majority of the homes in the community are run down or in a bad state of disrepair, overgrown lawns (which could also pose as a security issue), trash all over the roads in the community, broke down vehicles parked along the roadsides/roadways/sidewalks/in the yards, yards with junk/trash in them (this may be a sign of a neighbor with a Hoarding problem and this may also cause a rodent/rat infestation), this could pose a very bad health risk to persons living in the community. This is not good for your purchase, even if the property you are purchasing is well maintained and in great condition. The Good unfortunately, will suffer for the bad in a situation as this one and over time, if you purchase this house, your house will lose value, because of the bad state of the community it is in. My advice is to make sure you purchase in a well maintained area, where the streets are clean and persons maintain their properties. This will go a long way in helping your property to maintain its value.
5). You find yourself Rationalizing/Justifying a House within yourself or to your spouse or other family members.
This is a bad sign & could actually be a big red flag! You have to be realistic and practical. If you know something negative about a property and you try to convince yourself otherwise and you go ahead anyways with the purchase and something bad happens - you will only have yourself to blame. If you are uncomfortable with some aspect of a property and it is out of your control, example: high crime rate in the community, it may be best to keep looking and pass on that one.
